We’re grateful to have the opportunity to connect with you and share with you how we assist our buyer clients in finding a home that they love.

Step 1: Complete Pre-Approval Process with Local Lender

Completing the pre-approval process is an important first step to ensure that you have accurate and up-to-date numbers from your lender to use in defining the price range for your search. During your lender consultation, your lender can assist you in exploring different loan options based on your specific financial goals. The information that is helpful to have after your pre-approval is completed includes: 

  • Comfortable monthly payment range 
  • Cash to close amount (the amount that you could comfortably bring to settlement) 
  • The type of loan you plan to use

Step 2: Schedule a Home Search Strategy Session

During this conversation, I will ask detailed questions to better understand and help you define your goals and priorities when it comes to the home you plan to purchase. This is the time to share both your vision of your ideal home and tangible “must have” items so that together we can build out your search criteria. 

Search criteria is like a filter on a funnel filled with all of the homes for sale. We will put all of the possible options into the funnel including new construction, for sale by owner, private exclusive and coming soon listings and with the filter we will narrow down those homes that are a best fit for your objectives and preferences.

Step 3: Review Sales Data

I will provide you with in-depth research and information on the homes that have sold in the last 6 months that fit the search criteria that we come up with. With this information, we can predict how many homes we might see in the next month or two (or more) that could be a good match. Depending on the results we can discuss how any adjustments might impact the timeline and availability of homes that match.

Step 4: Home Search Set Up

I will set up one or more searches based on your search criteria and will share with you properties that I believe are a good fit through a collection of homes on the Compass website and app. My approach to each clients search is very collaborative and I personally review active, coming soon, and private exclusive listings daily to highlight those that I think are of greatest interest.

Step 5: Schedule Showings

I recommend that we schedule showings for up to 4-6 homes at a time and think its helpful to view in person any homes that meet 80% or more of what you are looking for. I have both evening and weekend availability for showings, and I typically recommend that we schedule an appointment block in advance to ensure that there is a time available that is convenient for your schedule. 

We can then determine which properties are the top priority for in person viewing the day before. I will provide you with in-depth research and information on the homes that have sold in the last 6 months that fit the search criteria that we come up with. With this information, we can predict how many homes we might see in the next month or two (or more) that could be a good match. Depending on the results we can discuss how any adjustments might impact the timeline and availability of homes that match.

Step 6: Home Tour Follow Up

As our market is always moving quickly, for any homes that are of interest I will get any questions answered as well as an update on the status within a few hours after our visit. This way we will be able to know early on if there is likely to be a multiple offer situation and can plan accordingly. I will also provide recent comparable sales and a market analysis of what I believe the market value of the home is.

Step 7: Offer Preparation

Once we have found a home that you may want to make your own, I will prepare a summary of recommended offer terms and will recommend an offer strategy based on the market analysis and your financial objectives. I will review the offer terms and documents with you to ensure that you are comfortable with the offer that we are submitting and that you understand the terms.

Step 8: Offer Submission

I will submit the offer to the listing agent and if our offer strategy includes price negotiation, I will provide the seller with detailed information on the offer price. I will find out from the listing agent when they plan to present the offer to the seller and will share this with you.

Step 9: Contract Ratification

This is when the process really gets exciting! And sometimes a little anxiety-provoking as it might seem like there are so many details to keep track of. We will be with you every step of the way and guarantee that we will keep you up to date with every part of the process and remind you of dates and deadlines. We will also coordinate with your lender and title company on your behalf to ensure that your financing is on track and get your settlement scheduled.

Step 10: Settlement

This is when congratulations are due and your home purchase is complete! We hope that you reach this point and reflect positively on your home purchase journey and that we have accomplished our goal of providing you with an exceptional experience. will submit the offer to the listing agent and if our offer strategy includes price negotiation, I will provide the seller with detailed information on the offer price. I will find out from the listing agent when they plan to present the offer to the seller and will share this with you.
