Prepare To Sell Your Home the Easy Way
Here’s how you can create a plan to sell your home in 2023.
Are you planning to sell in 2023? I think the No. 1 mistake that home sellers make is waiting too long to get ready. If you aren't prepared, the selling process can be a little intense. In my opinion, six months is an ideal amount of time to prepare. This way, you can get out your calendar and map out your plans for the future.
To create your plan, one of the first things you should do is find the right real estate professional. Doing this earlier on in the process will be a game changer because their recommendations will help guide you through it. They will help you to prioritize projects with the highest return on investment, and make the biggest difference in the sale of your home. Plus, they can help you create the rest of your timeline.
Next, if you're thinking about buying and selling, it's a great time to start thinking about your purchase. Figure out what neighborhoods you want to be in; what are your search criteria? What are your dealbreakers? Spend some time exploring different options so that you're ready to go once you sell your home.
The next step is to get contractor estimates for any work you might want to do, even if you're not prepared to make a hiring decision. Getting estimates for home projects, whether it's repainting the outside of your house, updating your kitchen, or painting your whole house, is something we almost always recommend sellers do.
"Start working on your curb appeal now."
Last but not least, now's a good time to work on curb appeal. I know the fall and winter are not great times to do outside things, but it’s better to do them now instead of when your home is going on the market in a few weeks. If you need to do exterior painting or redo any of your garden beds, now's a great time. Paint your deck or stain your fence. These are great ways to sell for more, but you might not have time for them later.
By the way, we often help sellers who have done nothing to prepare their homes, and that is completely okay. It's a different way to go about the process. A lot of sellers really want to be involved in the process, but we have options if you don't want to be involved in the process. You won’t have as many choices, but you can still sell for a good price with limited preparation.
