Here’s what you should consider before deciding to sell your home.


A lot of our clients have been wondering whether now is a good time to sell a home. Our market is hot and multiple-offer situations are common, but it still may not be the best time for certain homeowners. There are some things to consider before listing your home because in some cases, it may actually be better to wait.


Let’s say you have an investment property that you’re thinking about selling. If you’re happy where prices are now, your tenants are moving out, and you don’t want to continue being a landlord, it’s a good time to sell. Make sure to talk with your tax professional to learn about the implications of selling, though.


If you’re living in your home, though, there are certain factors that make it a better idea to stay put for the time being. First of all, where are you going to live if you sell? Are you moving from one single-family home to another? In these situations, you could sell your home for a high price but end up paying an even higher price for your next home. However, it can be smart to move from a house to a condo, as house prices have increased much more than condo prices. This also means it’s a good idea to buy condos as investment properties as well.

Most of all, your decision to sell your home is dependent on your needs. You might need more space, or you might need to downsize. You may dislike the area you’re in, or it might not fit your lifestyle well. If you don’t have any problems with your home, it might be best to continue living there.


Some people are selling their homes and renting a place with the hope that home prices will drop, and I don’t exactly agree with this strategy. If you’re simply tired of maintaining a home and want to rent instead, then selling isn’t a bad idea. Regardless, it’s important to think about how long you’d be willing to wait if you sold your home and rented in the meantime because that can become costly.
