When it comes to preparing a house for sale and selling it, every home and client is a little bit unique! To meet the range of different needs and preferences we offer 3 different listing packages and I’d like to share with you a little bit more about these. The main difference between the packages is our level of assistance in helping our sellers prepare the home for sale. There is no difference in the service that we provide in negotiating contracts or in the contract-to-settlement process.

When I meet with sellers for the first time we discuss their plans and expectations for the sale of their home. Some sellers call me when they are ready to have the photos taken. Others have a 3 page neatly outlined plan that they intend to execute over the next 6 months. Most sellers know they want to move and have no idea where to start, which is completely fine. No matter what the starting point is, we are happy to help!

Here are our 3 options - each includes different services and commission levels 

1. DIY Option

  • This is the only option offered by most real estate agents

  • This is a great option for an owner-occupant with free time, or a seller whose already done everything needed to prepare their home for sale

  • This is a good option for sellers who already have service providers for cleaning, yard maintenance, and other prep work and are comfortable managing the providers and timeline.

  • This is also a good option for experienced investors who have their own team that handles cleaning, staging, etc.

2. Full Service Option

  • This option is great for sellers who want us to manage their pre-listing preparation but who don’t need any major changes to their home or who plan to take care of these changes themselves.

  • With this option we work with our vetted service providers for cleaning, window washing, and yard maintenance as well as any other pre-listing services like HVAC servicing to get your home ready for sale

3. Concierge Option

  • This option is typically used by sellers who want to give us the keys and let us do the rest!

  • This is a great option for non-local sellers, or sellers who will be moving before the pre-listing period and don’t have time to invest in the process

  • With this option we can take care of anything needed to prepare your home for sale and we start by coming up with a budget and list of priorities that will result in a high return on your investment.

  • With this option, our clients typically spend between $10,000-$40,000 preparing their home for sale.

And the answer is yes! Many of our clients are very busy with their jobs and day to day lives and we are happy to take this off your plate - it helps us to stay on track with a timeline and the overall process is more organized and stress-free.
